EICR & Electrical Safety Certificates
An Electrical Installation Condition Report (EICR) is a thorough health check of your property’s wiring — the electrical equivalent of an MOT. It finds deterioration, defects and anything dangerous before it becomes a fire or shock risk, and it’s a legal requirement for landlords in England. We carry out EICRs across Bury St. Edmunds and Suffolk with fast turnaround and reports you can actually understand.
What is an EICR — and do you need one?
Wiring doesn't last forever. Cables age, connections loosen, and installations that were fine decades ago fall behind modern safety standards. An EICR inspects and tests your fixed electrical installation — the consumer unit, wiring, sockets, switches and earthing — and grades anything found against the current regulations (BS 7671).
You’re a landlord. In England, rented homes legally require a satisfactory EICR at least every 5 years (or at change of tenancy), with a copy given to tenants.
You’re buying or selling. An EICR tells you what you’re really buying — or reassures your buyer.
Your insurer or mortgage lender asks for one. Increasingly common, especially for older properties.
Your home is 10+ years since its last inspection — or you’ve noticed warning signs: flickering lights, tripping circuits, warm sockets, or an old fuse box.

How it works
- 01Book
Call or use the form; we’ll agree a time that suits (tenanted properties handled with proper notice).
- 02Inspect & test
Typically 2–4 hours for an average home, depending on size and number of circuits.
- 03Report
Your EICR certificate plus the plain-English summary, usually within 48 hours.
- 04Remedials (if needed)
An itemised quote for any C1/C2 items. Fix them with us or anyone you like.
Honest with the codes
NICEIC registered and 18th Edition qualified, fully insured, and honest with the codes — we won't inflate a C3 into a C2 to sell you work. Landlords get sensible scheduling across multiple properties and reminders when the next inspection is due.
What affects the price
The size of the property and the number of circuits — a one-bed flat takes far less time than a five-bed house with outbuildings. Tell us the property type and we'll give you a fixed price up front.
